Recently, I've been working with a client who is looking to purchase a condo with two bedrooms at around CAD350K. As to date, Dec 2018, the average market price for condos in Toronto is CAD$594,381, it is a challenge to find a condo at such a price.

With my client's preferences, we identified several communities in both Scarborough and Etobicoke. The first condo we viewed is located in L'Amoreaux community. Though the building is around 40 years old, the apartment is spacious; over 1000sqf with an ideal layout. My client fell in love immediately after viewing the property. Unfortunately, the condo was already sold in condition within 3 days. The second property we viewed is located in Brookhaven-Amesbury community. The building's exterior condition is dull but on the inside is acceptable. My client loved it. But with further research, we concluded the community may not be as safe. Here is the reference link. https://www.cbc.ca/news/canada/toronto/10-neighbourhoods-with-most-crime-in-2011-1.1229013. We also viewed condo around other areas but could not find anything that met my client's expectation. The journey will continue and I hope that I can help my client find her first home in Canada soon.

Listed below are the 10 neighbourhoods with the most number of criminal occurrences for each category in 2011 by CBC. More details on the crime information can be found in the methodology section.

Murders were not included because 100 out of 140 neighbourhoods had no murders, while 33 neighbourhoods only had one murder.

Lists of the top 10 neighbourhoods with the least number of criminal occurrences are available here.
